What these numbers mean

Median listing price is the midpoint asking price of homes currently on the market — half list higher, half lower. Active listings is how many homes are for sale; more inventory generally means more choice and less competition. Median days on market is how long a typical listing takes to go under contract; fewer days signals a faster, more competitive market.

This data comes from Realtor.com's monthly metro series, published through FRED (Federal Reserve Bank of St. Louis). It reflects listing activity, not final sale prices, and covers the whole metro rather than any one neighborhood.
